BH Equity Group was founded by NYC natives who saw an opportunity to restore value in neighborhoods that had been overlooked by institutional capital. We focus on residential 1–4 unit properties that need meaningful work — structural, mechanical, or cosmetic — and bring them back to market-ready condition.

We work with a trusted network of licensed contractors, architects, and MEP engineers across the five boroughs. Our projects move fast, and we pay our vendors and subs promptly.

We are always looking for off-market deals, agent relationships, and qualified subcontractors to expand our pipeline.

We source on- and off-market deals. We underwrite quickly, make clean offers, and close with no drama.

Design & Permitting

We work with our architect and MEP engineers to scope the project, pull permits with NYC DOB, and finalize finish schedules before breaking ground.

Renovation

Full-scope execution: structural, mechanical, and finishes. We use durable, market-appropriate materials and keep tight timelines.

Resale

We list with experienced Brooklyn agents who understand the buyer profile. Our renovated homes typically go into contract within 30 days.

Acquisition Criteria

Our Buy Box

  • Property Type1–4 unit residential. Brownstones, row houses, semi-detached. No condos.
  • GeographyBrooklyn (primary), Queens, Bronx. Select neighborhoods in Manhattan.
  • ConditionDistressed, estate sales, fire-damaged, deferred maintenance. The worse, the better.
  • Price Range$400K–$1.5M acquisition. We underwrite to resale comps and renovation budget.
  • ZoningR1–R6 preferred. We also look at opportunities with unused FAR for vertical extensions.
  • TitleClear title preferred, but we can work through lien situations with our attorney.
